Frequently asked questions

Why do lenders use two different limits?

The income multiple is a blunt cap, usually four to four and a half times income, that stops anyone borrowing an absurd amount. The affordability test is the real one: it works out what you could pay each month and then checks that you could still pay it if rates rose by a few points. Which of the two bites first depends on your deposit and on rates, and the calculator says which it is.

How exact is it?

The arithmetic is exact and rounded the way money is, at the cent. What it cannot know is anything specific to you, so read it as the ordinary case rather than as advice.

Is anything uploaded?

Every figure is worked out in your browser. Nothing is uploaded, there is no sign-up, and no result is stored anywhere but on your own device.
